The mind map above summarises some of the main segments of the housing market. As you can see it can be broken down into a large number of different portions.

In addition to this, we can also look at the housing market from the perspective of different regions. Each region might have its own levels of housing stock changes and other characteristics that help determine the demand and supply in the area and thus influence price movements.

Task 4

Go to the Office for National Statistics and analyse the Stock of Dwellings Data. (http://www.statistics.gov.uk/STATBASE/Expodata/Spreadsheets/D7710.xls)

  1. What region of the UK experienced the largest increase in housing stock?
  2. Which region of the UK experienced the smallest increase?
  3. Offer an explanation of the possible reasons for these changes.

Task 5

Go to the BBC feature on UK House Prices and look at the data in the table. (http://news.bbc.co.uk/1/shared/spl/hi/in_depth/uk_house_prices/regions/html/regions.stm)

  1. Using your knowledge of supply and demand, how would you account for the regional variations in prices of different types of houses as exemplified by the data?
  2. Do a short survey on house prices in your area - what factors influence the prices being charged for each property?
